LEPOA Building Restrictions Information and forms
IMPORTANT STEP ONE!
BEFORE YOU CONSIDER BUYING, BUILDING, ADDING OR IMPROVING YOUR LOCH ERIN HOME OR PROPERTY, PLEASE READ THIS ENTIRE PAGE, REVIEW THE LOCH ERIN GENERAL BYLAWS AND THE SPECIFIC SUBDIVISION RESTRICTIONS FOR YOUR NEIGHBORHOOD all of which are provided below. Loch Erin is a private and exclusively residential only, man-made, all sports lake situated in Cambridge and Franklin townships of Lenawee County, Michigan. Our lake is surround by 10 different subdivision developments with approximately 650 homes and 200 vacant lots. There is no business or commercial use properties within our community. (Follow this link for a brief history of how our community was developed).
If you are considering buying, building or improving any property in our community please review and follow the proceedure below:
Building or adding to an existing home is governed by three sets of documents.
1) The Township permit process, (Cambridge or Franklin)
2) LEPOA General Bylaws
3) The specific restriction documents of one of the 10 subdivisions that surround our lake.
Please review our general By-laws AND the more restrictive rules of your subdivision before buying, building or improving any home or property in our community. These documents are provided for you below. If you do not know which restrictions govern your neighborhood please call the office at 517-467-4834 for assistance.
Most of your general questions are answered right here on the website. Non-members please contact the office with inquiries regarding any specific home or property that you may be interested in. Please take the time to review the information provided as this will help us assist you more efficiently and provide for a smoother permitting process.
New buyers may be most interested in reviewing the Community Contacts and Information page, Subdivision Association pages for Gilgal Irish Mist or Stonedge and if your property or new home is off water, the Dock Lease and Maps page. You must however, join the website in order to view this additional information.
If your plans involve buying, building or improving in the sub-divisions of Gilgal Pointe, Irish Mist or Stonehedge, additional signoffs are required as part of the approval process.
4) The LEPOA Building Committee submission form can be downloaded here. This form must be completely filled out and submited along with two sets of blueprints and site plans indicating all setbacks. Approval turnaround time can average 2-4 weeks so prepare.

- Reviewed the documents
- Made sure there are no conflicts between your plans and the restrictions
- Checked out the website to get all your routine questions answered and,
- You have downloaded and completely filled out the building committee submission form and have at least two sets of blueprints and site plans that include all setbacks available to submit to our building committee representative...

Don can help you through the permitting process from this point but please remember, it remains your responsibilty to insure that your building and construction permits have been submittted and APPROVED by the LEPOA Building Committee Chairman and if necessary, also signed off by a board representative of Gilgal Pointe, Irish Mist or Stonehedge subdivisions. IF you preceed with any building or improvement without receiving these internal signoffs, regardless of whether or not you have a permit from either Cambridge or Franklin Townships, you are proceeding at your own risk and may be required to alter or remove any unauthorized or unapproved stuctures or improvements at your own expense.

ADDITIONAL INFORMATION:
Management of Loch Erin is provided through a volunteer Executive Board of seven and it's committees which monitor and maintain our parks, boats, ramps, docks, water ski course, buildings and other structures and restrictions as may be necessary. They also monitor water quality and monitor and stock fish. LEPOA works with the townships and property owners to protect values and enforce laws and regulations as set forth via the Association Bylaws, the cities, townships, counties and state as appropriate. The Lenawee County Sheriff's patrol our lake and roads. MDNR enforces fishing and hunting regulations and MDNR and DEQ permits ARE REQUIRED for any proposed alterations to or that affect our lake bottom, shoreline or flood plain.
Our lake has a 100 FT no wake zone around the entire shoreline whether signs are posted or not. A map of our lake can be found here. MAP OF LOCH ERIN LAKE
The LEPOA offers leased dock space from 10 different parks each season for off lake property owners on a first come first serve basis beginning in January each year. Dock lease agreements, dock maps and additional information is offered on the Dock Lease Package page or by calling the office.
